We have a bit of a problem with our house roof.
Following a leak around the chimney stack, and getting it repaired, we have discovered our south facing roof is basically 'end of life'.
This is a bit of a shock, the house is less than 20 years old.
Artificial stone tiles were fitted, a combination of concrete and fibreglass.
The north side is fine, which we can see, but the south side we can't see due to the house position. The south side gets all the sun, naturally, but also all the weather as this comes down the valley and hits the south side.
Getting scaffolding to repair the leak around the chimney stack has enabled a clear view, and about 20 tiles are either broken, or disintegrating. The north side, hardly anything!
We agreed to get the broken tiles replaced as the local roofer took an identical roof off a house in the area, due to a membrane problem, so has tiles to match.
Unfortunately starting the job today with yet more scaffolding down the south side, more like 60 tiles will be required and I'm awaiting the roofers opinion, and whether he has sufficient or it's a non starter replacing individual tiles.
My thoughts are either:

My thoughts are either:
- Complete new roof. No idea of cost, but about 85 squ.m
- Just replace tiles on South facing, after all, we can't see it to notice the difference.
- Instead of fitting new tiles to the south side, fit solar panels instead. Flush fitting so better wind resistant and pest resistant.
